Timing the Market | Bay Area Median House Sales Price Trends
Being ready and able to list your home early in the year puts you ahead of the competition. This is when the most bidding wars occur because there is not yet a lot of competition, and buyers are eager to start shopping! The sellers who can take advantage of this are the ones who start planning early.
While every year has new economic circumstances, we do see seasonal patterns in real estate. Typically there is an imbalance between supply and demand in the early part of the year that works in a home seller’s favor. Sellers who are able to put their homes on the market in the February to May time frame tend to see the quickest sales and most over-bidding on their homes. However, the summer months remain the most popular time to list property, likely due to convenience and timing around school calendars.
This chart shows the year over year seasonal trends in sales prices. Keep in mind that there is a one month lag due to the length of an escrow. So a low point in January actually represents homes that went under contract in December, and a high point in April represents homes that sold in March.
While it’s hard to predict what will come to pass in 2025, economists are suggesting that there will be a 10-12 percent increase in volume, and personally, I am experiencing more inbound listing inquiries this holiday season than I did at this time last year, so I do sense that 2025 will be a strong year!
